Position Summary:
Responsible for providing effective customer service to the branch offices as well as the banking staff by utilizing knowledge of company policies and procedures pertaining to loan programs and pricing. To lock all branch interest rate locks with the branch as well as with the investor which includes best execution of these locks with all eligible investors to receive the most basis points for each interest rate lock. Track the Mortgage Back Securities Market to gauge where interest rates are at.

Essential Duties and Responsibilities:
Duties/responsibilities listed below are to be performed when needed, but will not necessarily be performed on a daily basis. Additional duties/responsibilities may be assigned to meet business needs.

•Provide Back-up to the Secondary Marketing Manager to produce the daily rate sheet including revision and distribution by 9:00 A.M.
•Printing incoming interest rate locks from the Optimal Blue product and pricing software. This includes logging into the Optimal Blue website and printing the lock form for each new interest rate lock received from the branches.
•Best execution of all new interest rate locks from the branches. This includes selecting the interest rate lock in Optimal Blue and clicking on the best execution button which will select the best priced investor to lock the loan with.
•Lock interest rate locks with investors. This includes verifying the price on the commitment with the markup for the particular investor and printing the lock confirmation.
•Export the Branch locks into Mortgage Builder.
•Emailing out the lock confirmation to the loan officer and/or processor, for each individual lock.
•Produce the daily lock report for senior management.
•Produce the daily price comparison report. This includes gathering all investor, preferred lender, Freddie Mac price sheets. This also includes inputting the current market open indications into all investor AOT spreadsheets and emailing the results to upper Management. Answering incoming phone calls. This includes phone calls from branch office staff and banking staff.
•Verifying prices on loans ready for the documents to be drawn. This includes exporting the lock information out of Mortgage Builder and back into Optimal Blue.
•Notifying loan officers when their lock has gone past 10/20 days (depending on the number of lock days) and no loan has been submitted to u/w.

Ensures adherence to the approved budget with primary responsibility for variance reporting.
Ensures regulatory compliance and effective management of risk and liability.
Establishes and maintains open, positive relationships at all times with tenants and occupants ensuring that all services and needs are met and in compliance with leases and agreements. Conducts periodic visits, inspections and surveys and develops and implements effective tenant retention programs.
Keeps current of all developments in commercial real estate market affecting current or potential value of assets?

Qualifications
BS in Related degree with CMP/RPA designation desired.
A minimum of 4 years working in real estate with property management; 5 to 7 years experience preferred.


Required Skills
Must have knowledge and experience with financial accounting in commercial real estate and budgeting.
Ability to plan, organize and coordinate activities across multiple properties simultaneously.
Experience in supervising and managing service vendors including planning and assigning work, financial oversight and performance assessments.

Report all safety hazards immediately to supervisor.
Prepare all reports related to property management as required by Regional Office and Portland Office.
Assist Property Managers with tenant relations, i.e., move-outs, walk throughs, inspections, etc.
Provide relief and back up assistance to the Receptionist in a professional and courteous manner.
Miscellaneous special projects which may be assigned from time to time.
ADDITIONAL TASKS:

Prepare Welcome Packets for new tenants.
Prepare monthly reports and appropriate delinquency letters.

EDUCATION, EXPERIENCE, TRAINING/SKILLS REQUIRED:

High School graduate
Minimum of three years experience working in a commercial real estate environment.
Ability to read and interpret lease documents.
Types 65+ words per minute, proficient on IBM PC, Microsoft Word and Excel. Needs excellent basic math and record-keeping skills
