Job description
Responsible for supervising multiple storage facilities in the greater Sacramento area. Administers and maintains all phases of site operations to include monitoring market conditions, leasing site operation and maintenance, personnel management, and customer / customer relations. Willing to travel to Southern California and other various locations on occasion.



ESSENTIAL JOB FUNCTIONS:



1. Identifies and addresses issues associated with a supervisory position:

Hires, trains, coaches, and evaluates on-site employees.
Provides staff with direction, guidance and tools to for performing well.
Plans and schedules work in advance.
Takes initiative to research and complete projects.
Acts as innovative and/or creative source to consider solutions to problems.
Provides clear and concise instructions for effective management of on-site staff.
Develops an integral team that effectively sells the quality and professionalism of the company. Conducts staff meetings on a regular basis.


2. Performs a variety of duties associated with payroll/financial reporting and monitoring:

Negotiates to maximize the benefits for the organization.
Processes and approves payment of all invoices on a timely basis.
Ensures the completion of various daily, weekly and monthly reports in a timely and accurate manner.
Reviews reports and makes operating recommendations.
Monitors budget / spending and regularly reports variances.
Reports or offers recommendations for site capital improvements or repairs, the development of job specifications, bid acquisitions, contract developments and negotiations, etc.
Supervises time sheets and payroll-related information accurately and in a timely manner.
Reviews all renewals and prepares budget increase recommendations according to the operating budget and market conditions.
Prepares and follows guidelines of the site operating budget, and makes recommendations for ways to maximize income and minimize expenses.


3. Performs a variety of duties associated with leasing/marketing and site functions:

Supports the overall marketing efforts and offers input and suggestions in regards to promotions, advertisements, etc.
Analyzes and monitors the site market conditions in order to anticipate market changes or trends that could affect the profitability of the sites.
Ensures that staff is implementing customer retention and renewal programs.
Supervises and ensures collection of all rent and other property income.
Inspects property common areas, rent units and vacant units on a regular basis and completes the facility audit report.
Understands and complies with state self storage law and Lien Sale laws and standards.


4. Performs a variety of duties associated with maintenance and related programs:

Monitors the maintenance activities to ensure customer requests and preventive
maintenance programs are being performed according to company standards.



Skills, Abilities, and Experience:

-4 year college degree required in Business Administration, Management, or related field.
-Two plus years of residential or commercial management experience, including supervisory responsibility
-Sales/customer leasing experience.
-Literate with computerized storage and word processing software.
-Must have valid and current Drivers License, car insurance, and your own mode of reliable transportation




OTHER JOB FUNCTIONS:

Attends and participates in training seminars as requested. Ensures all on-site staff have enrolled in and completed necessary courses.
Transports customers and/or prospective customers via motorized vehicle throughout property grounds; runs errands as necessary.
Performs other duties as assigned.
