We are currently hiring a Property Manager position at our 104 unit Tax Credit apartment community located in Sacramento, Ca. Schedule is Monday-Friday from 8am to 5pm. **Must have prior experience working at a Tax Credit Property**

**We are offering a $1,000 Sign On Bonus if hired on or before December 15th, 2019.**Paid after 30 days of employment**Must stay with the company for 6 months of employment*Bonus will be run through payroll and applicable taxes will be applied**Must mention the Sign On Bonus during initial contact with a HR Representative or Company Recruiter**Candidates referred by an existing employee are not eligible*Previous or current employees are ineligible for this bonus**

Job Overview:
Responsible for the overall daily operations for all property management functions including resident relations, property budgets, reporting, property maintenance, property appearance and condition, collections, and general leasing activities.

Resident Relations: Collect rents and handle delinquent accounts, Move In and Move Out procedures, handle 3-day notices, complete eviction proceedings when necessary, customer service, handle resident relations, monitor/enforce all safety procedures, and attend various community functions.

Leasing Duties: Oversee the leasing staff; show units to prospective residents, process applications/leases, run credit reports. Do whatever is necessary to obtain 100% occupancy. Monitor lease expiration dates, complete lease renewals and rent increases. Reports: Meet all deadlines with reporting: annual budget preparation, monthly variance reports, delinquency reports and expense control reports.

General Office Duties: code Purchase Orders/Invoices, process mail, prepare bank deposits, process maintenance work orders and maintain all files. Collect and process receivables.

Requirements for Property Manager:
The ideal candidate will possess a minimum of 2-3 years experience as a Property Manager.
Must have prior experience in successfully supervising a staff of 2-3 employees.
Knowledge and formal training of Fair Housing Rules and Regulations.
Must know the Tax Credit Program; COS or HCCP is preferred.
Computer knowledge: MS Office, Yardi and Yieldstar.
This position requires excellent organizational and managerial skills.
Our ideal candidate needs to possess a high level of professionalism, the ability to communicate (both written and verbal) and possess strong work ethics.
Must have a valid driver's license and reliable transportation
