Position: Assistant Property Manager (Non-Exempt) Part- Time (20 hours per week)
Location: Sacramento, CA
Salary: Starting salary is $25 to $30 with no degree and $30 to $38 with a bachelors degree. Experience working with residents over 55 and un-housed residents will be taken into consideration on rate of salary

Job Summary:
The Assistant Property Manager will be responsible for the efficient management of 32 low-income residential rooms, commercial rentals, maintaining resident records, ensuring compliance with all inspections, and upholding the safety and well-being of our residents and community partners.
Key Responsibilities:
Rent and manage 32 single-occupancy low-income residential rooms, focusing on residents 55+
Rent and coordinate commercial room rentals to community and non-profit groups
Advertise vacancies, collaborate with local agencies and case managers to fill units and rooms
Maintain accurate resident files, conduct annual income recertifications, and manage move-in/move-out inspections
Orient residents and commercial renters on nonprofit's policies, safety procedures, and emergency protocols
Collect rent payments by the 5th of each month and enforce notices for nonpayment and rule violations
Oversee property conditions, including maintenance, plumbing, electrical, and safety inspections (fire, elevator, SHRA, HCD)
Supervise contractors and maintenance staff to ensure timely repairs and services
Enforce residency policies, issue notices for violations, and address nuisance issues
Facilitate resident meetings and distribute quarterly newsletters on safety and policy updates
Maintain consistent office hours to address resident inquiries and concerns
Work collaboratively with staff and contractors to ensure a safe, well-maintained property
Qualifications:
Must live locally
A high school education required, higher degrees preferred
The ability to follow directions given by the Chief Executive Officer working independently on a daily basis and working collaboratively with residents.
Experience with answering e-mails, texts and responding to daily texts and/or phone calls.
Proficient in Microsoft Office (Excel / Word), Adobe Software as well as Apple products for email and texts.
Ability to work independently and collaboratively – giving direction weekly to the residential manager.
Strong verbal and written communication skills.
Must have a California Driver’s License and be able to get to work daily on time.
Have a working telephone (cell phone) in order to be contacted in an emergency.
Be willing to work on the weekends, if needed, to check in/out commercial renters.
Must pass a pre-employment physical including a TB test and be able to lift up to 25 lbs.
