I have 80 acres total of prime land (2 parcels of 40 acres each). I am willing to sell or trade one parcel of 40 acres at a super attractive price of about 50% BELOW the BPO projected entitled value. I would also be willing to do an option on the land as owner-financing to carry the majority of the cost for you. The development is called ‘Upper Westside LLC’ and is designed to be one of the premier benchmark developments in Sacramento. The executive in charge of Upper Westside LLC is Mr. Robert Thomas (who was formerly the City Manager for the City of Sacramento) and is backed by a very strong team of professionals who have tremendous expertise in establishing these types of developments.

On 2/26/19, the initiation of the Master Plan process was voted on by the County Board of Supervisors to accept and allow the Upper Westside team to move forward with the Master Plan process (I can email you the full application upon your request). Approval was given unanimously by all 5 Supervisors of the 5 districts of the Sacramento County Board of Supervisors. On 9/22/20, the County of Sacramento Board of Supervisors unanimously approved Upper Westside to move forward with conducting their EIR (environmental impact report) so the entitlement process is moving forward at a very good pace.

My land already has major freeway access which is right off the I-80 freeway via the West El Camino Avenue exit. We also have an I-5 exit about 2 minutes away on W. El Camino – so there are two major freeways that exit into this development (I-80 and I-5). This land is located just five minutes away from the heart of Downtown Sacramento and the Golden One Kings basketball arena – and just about 15 minutes from Sacramento International Airport (yet no flight paths currently go over the development).
