You will be the only renter in this home. The only other person in the home is me.

I will contact you to schedule a brief meeting, at a public place near my home. We will ask each other questions to get a sense of each other. At that point, if seems like a good fit for both of us to have you rent the bedroom, then we'll go to the house for you see the place.

About the home

This is truely a quality community, near the Rollingwood Hills area. Virtually no crime. My home is always quiet and peaceful. The home does not have stairs or steps to enter or exit. The entire home has hardwood floors. I keep a clutter free clean home because it is peaceful.

The rental bedroom is for one (1) person only. You would be the only renter in this home. Also, the rental bedroom, is not located next to any other bedrooms. Complete privacy.

Bedroom rent cost of $800 and due the first day of every month.
`
Deposit: $600 due prior to move-in date.
`Monthly cost for Bedroom rent is: $800, plus your use of SMUD bill. The SMUD bill is typically low price because the home is fully insulated, including the windows. It is very low price for me, because I am an energy miser. I do not use any appliance that generates heat (oven, dryer, hot water. Renter will have access to the kitchen to use the microwave or toaster oven. Half space in refrigerator, and, freezer. Access to dining area, and the the living room.

Bedroom rent price includes the following utilities: Wifi, Gas, Garbage, Water, Sewer, plus security patrol to protect our catalyic converters.

There is a parking space on the driveway, if your car is small, or, medium size.

Rental bedroom includes a spacious private bathroom across the hall. You will be the only person to ever use that bathroom

`Rental Qualifications

Bedroom Renter will need to provide the following to qualify:
`
1. Proof of income (most recent pay stub, or, retirement income statement).
2. Name and phone number of previous landlord.
3. No criminal record.
4. First month's rent plus deposit, prior to moving into the bedroom.

Type of Bedroom renter sought:
1. Well mannered, no drama.
2. No smoking cigarettes, no vaping, no e-cigarettes, no drug abuse, or, alcohol abuse, in the home, or, on the property.
3. No pets or animals of any kind. I am highly allergic to animal hair and fur. Even feathers.
4. No bringing family, or, friends into the home. Out of respect for the tenant, I never bring anyone into the home.
5. No criminal record. No criminal actions.
6. An energy miser.
7. Never uses bedroom for eating or drinking. There is a dining room for that, and table on the the patio.
8. Must purchase pads and tennis balls for the legs of your bed and furniture.
