OPEN OR CLOSED SANDING TECHNIQUES?
Specializing in dark Stained floors. We employ multiple open and closed sanding techniques so the color that you choose shows the way you want it to. As a general rule a "closed" or smoother final sanding will create more contrast between the Grain and the hardwood. On "open " or rougher sand job will tend to create less contrast between the grain and the hardwood, or "mask" the grain especially on an oak floor to allow the finished product to appear more rustic or less grainy.
Darker floors are currently back in style. The material cost of Stain is more expensive than finish. Darker floors need more attention with the labor towards detail and create more mess to clean up. As a result darker floors are more expensive.
Most California homes built during or before the 1960s have a solid hardwood floor. I think part of the FHA rules of the era stretching back to the late 1900s. Your home may have hardwood floors underneath the carpet if your home was built during or before the 1960s.
We use commercial grade high-quality finishes applied according to manufacturers recommendations especially in regard to the amount of product applied. DURASEAL, BONA and STREET SHOE are the three finishes recommended by this post. We recommend education in this regard as well... these companies have NON COMMERCIAL GRADE formulas made specifically to sell from the big box stores. ( Duraseal is the wholesale product. Minwax the junkie version made by the same company making Duraseal sold out of The Big Box store ). They are not the same product as they sell at the wholesale supply houses such as GALAHER Flooring supply, TOM DUFFY flooring supply and PACIFIC FLOORING Supply. The editors choice being Pacific Flooring Supply as they are the only mom and pop wholesale supply house left for hardwood flooring in the Sacramento area. Ask for Jeff.
HARDWOOD FLOORING: solid flooring material derived solely from trees with wide leaves. This is a very old classification from the national wood flooring Association.
SOFT WOOD FLOORING: flooring material derived solely from trees with needles ( not wide leaves )
ENGINEERED FLOORING: flooring material manufactured using multiple composite layers with a real wood veneer as the top finished product layer. These products can usually be sanded one time and up to multiple times depending on the quality of the engineer flooring.
LAMINATE FLOORING: flooring material manufactured using multiple composite layers with a facsimile top layer mimicking real wood or tile. Some of the common names or references for this material was Purgo in past, including what they now call Luxury waterproof vinyl flooring. This posting recommends caution when purchasing and installing this product as in our opinion it is oversold. And can be a lesser expensive option to a lot of other flooring. But quality can be questioned.
ENGINEERED FLOORING EDUCATION.
Most engineered floors can be refinished once or more depending on the quality. When determining the viability of the refinish of an engineered floor one should check product profile to make a determination on how thick the wear layer is. This determines the viability of a refinish on these type of floors. On thinner engineered flooring products 1 refinish can be risky.
ENGINEERED FLOORING REPAIRS.
Unfortunately most engineered products are DISCONTINUED AFTER A NUMBER OF YEARS ( very hard or impossible to find a match after 5-10 years ). If one has repairs on an engineered floor having or finding material to match is crucial. Without the exact material, it may be very difficult to repair and refinish the engineered floor. Sometimes just the repair can be done.....others a refinish to blend the repairs or a color change on the floor is desired.
It is the OPINION of this post that the engineered products are discontinued on purpose to avoid the SHINING 25 YEAR WARRANTY on the boxes.
